An opportunity has arisen within the Madrid office for an Asset Manager to join the team. You will be acting as an Asset Manager for M&G RE in the Spain and Portugal region, with responsibility for maximising asset performance through active asset management and oversight of outsourced Property Managers on a defined portfolio as well as assisting the team in dealing with the daily operation of the Madrid Asset Management Branch
Preparing an Asset Plan for each property (retail, offices, logistics, residential and alternative investments) setting out the leasing & asset management strategy
Implementing the asset strategy to achieve the objectives as set out in the approved Asset Plan, to maximise asset investment performance which includes
. Optimizing cash flow distribution through tenant management (selection, occupancy rate), securing rent levels and cash control. Managing value growth through optimizing rental income (tenant selection) and lowering risk profile. . Identifying, negotiating and implementing initiatives including surrender/re-letting opportunities, re-gearing leases and reconfiguring properties to enhance the income return; . Maintaining the leasing strategy, letting vacant premises and instructing letting agents where appropriate. . Optimizing property budgets and defining capex-plans . Overseeing of third-party providers (property managers, legal & technical advisors, marketing agencies …) and control of administrative issues . Pro-actively manage tenant relationships . Maximising income and managing non-recoverable costs proactively . Extending, redeveloping and repositioning properties to increase future value Ensuring that assets are kept "ready for sale” and supporting the Investment Manager with asset sales. Providing input and presentations if necessary for key transaction processes and hold / sell analysis
Assisting in pre and post-acquisition activities and integration of asset(s) data into the Fund’s ownership portfolio.
. Using / exploring his/her local/country network for deal sourcing . Has an active role in processing in close cooperation and under the supervision of the Director of Asset Management / Investment Manager / Transaction Manager Ensuring accurate and on-time delivery of reporting, namely
. Assist in periodic reporting to Lenders and internally . Contributing to Fund reports and Board of the SPVs as may be required . Providing relevant information to the appointed external valuers . Undertaking feasibility/sensitivity analysis, including valuation appraisal as required, in support of any recommendations requiring Investment or Fund Manager’s authority . Ensuring the accuracy of all property data held on the relevant investment management systems Sharing market information within M&G Real Estate to ensure, as appropriate, all Client Funds and colleagues benefit from this information

What we are looking for:
You will have an undergraduate degree preferably in Business Administration (option Finance & Management) or post-graduate educational qualification in a related subject would also be an advantage (law /tax / real estate) along with 5 years’ experience within Real Estate business and finance within related companies: real estate advisory and consultancy, real estate valuation, audit firms (with real estate customers), recognized actor of the real estate investment management market (Socimis, private equity), real estate investors, solid operations in property management.
You should have a track record in managing and operating similar investments in Spain, Portugal and/or other European countries as long as they have ability to live/work in Madrid and have many years thinking and feeling as a native. Fluency in Spanish / English is a pre-requisite and the ability to speak Portuguese would be an advantage, proficiency with modelling investment scenario in both Argus and Excel, be familiar with Yardi system would also be an advantage You will possess solid analytical skills and ability to multi-task along with excellent verbal and written communication skills.
